God created s** as a way to further the intimacy in a marital relationship in a way that nothing else can. The Bible tells of specific instructions to save s** for only married couples because they are 'one flesh', much like the way we are with Christ when we become a believer, and He expects us to obey His word. To have s** outside of marriage is an act of adultery. So yes. It is a sin.
